Valbona
Valbona is a gorgeous villa with really comfortable accommodation for 10 people with 6 in the main house and 4 in the neighbouring house. It is set in a remarkable location in the Umbrian hills close to Montone and has dramatic 360 degree panoramic views. In addition to the stunning pool there is a lovely all weather tennis court and also a small golf practise course which makes this property a much sought after gem. There is an option for the main house to be rented just by itself.
The entrance to the main house is set at the end of a gracious gravel driveway that is bounded by flower beds and shrubs and luscious lawns.
A delightful small sun drenched sitting room lies immediately to the left of the main entrance. There are large windows on three sides of the room which provide fabulous views of the surrounding countryside.
Further into the house there is another sitting room area with an open fireplace as its focal point. A corridor leads onto a small TV room, a cloakroom, a utility room and the internal staircase.
At the other end of this room is the dining area with large refectory table. French widows lead out to the terrace. To the left an archway leads into the kitchen.
The extremely well equipped kitchen has all modern appliances. A door leads outside to the terrace.
This is the terrace which forms the natural al fresco sitting/dining area for the summer months. You will spend endless hours here dining, wining, chatting and generally being totally contented that you made the decision to come to Italy and Valbona in particular for your holiday!
Internal stairs lead to the first floor and the three bedroom s and two bathrooms of the main house. This is the master bedroom with king sized double bed.
One of the bedroom windows faces to the south with views over the terrace and countryside beyond. A door leads to the ensuite bathroom.

The second bedroom has a queen sized double bed. The window in this bedroom also opens onto the same side as the master bedroom.
A door from this bedrooms leads outside and down some stone steps to the terrace. An ideal route for that early morning swim without disturbing anybody else!
The third bedroom with two single beds is on the other side of the house.

There is a separate walk in shower and double basins.
Valbonetta, the neighbouring house, sleeps 4 people in two bedrooms and is positioned just a few metres on the other side of the central terrace. It is extremely well furnished and with its own kitchen, two sitting rooms and private outside terrace it really does provides a luxurious degree of independence for members of a large group seeking some privacy. There is an option to rent the main house by itself without Valbonetta.

A small flight of steps lead up from the sitting room into the dining area and kitchen.
The kitchen is well equipped with electric oven, 5 ring gas hob, fridge/freezer, microwave, sink and dishwasher.
Further stairs lead up from the kitchen to a small landing where an external door opens onto the terrace that is positioned between the two houses.
A further series of steps from the landing climb up to the middle floor where the first bedroom is located. A door from the bedroom leads out on to a small balcony that overlooks the main house and outside terrace.
The bedroom is light and spacious and has a queen sized double bed. Another leads into a private sitting room.

The adjoining bathroom for the first bedroom leads off from the landing and has a bath + shower.
A spiral staircase from the landing winds up to the top of the Tower and the second bedroom. There is an ensuite bathroom with bath tub + shower. French windows open onto a small balcony.

The garden at Valbona is a sheer delight and there are a mass of lovely flower beds and shrubs everywhere. This path leads from the central terrace down to the pool.
The pool is simply stunning. For those energetic guests there is a 22 metre stretch to allow you to assuage your conscience after another gastronomic extravaganza, while the rest of the pool allows others to wallow with impunity.
If the energetic ones are still not satisfied from their excursions in the pool there is the tennis court. There are very few properties that have this luxurious option and many of our guests have stayed here for just this extravagant opportunity alone!
The owners are currently finishing the creation of a 100 metre golf practise area close to the tennis court which will be available from 2010.
There is a well maintained driveway within the garden at Valbona with a lockable garage for one car and plenty of outdoor parking spaces for other cars. The approach road from the public road to the entrance of the property is a 1.5 mile long gravel road. It is steep in parts and although quite manageable it is not recommended for low slung sports cars.
Valbona is a really gorgeous place that provides everything one could want from a villa holiday in Italy ~ total peace and tranquillity in an outstanding setting with panoramic views in every direction. There are plenty of fascinating sights to visit within a short drive, but the pool, tennis court, golf course and the views will not encourage you to be away for too long! This is a special place for special people.
