Palombaro is a spacious stone old farmhouse located on the Umbria Tuscany borders in the magical Niccone valley. The restoration has retained the charm and elegance of this delightful property and it now accommodates 6 people in three double bedrooms in great comfort.

The house is situated in a beautiful location on a south facing hillside with views over vineyards, olive groves and woodlands in the surrounding countryside. There is a really warm and cosy feeling about Palombaro and it is a perfect retreat at any time of the year. The main entrance on the lower floor leads into a spacious hallway off which there is a small cloakroom with loo and basin. An archway that has retained the mellow brickwork from the original farmhouse leads into the kitchen. |
| This kitchen is well equipped with an oven, 4 ring gas hob, double sink, fridge/freezer, dishwasher and generous granite topped working surfaces. The table provides the inevitable focus point for those languid morning breakfasts! | ![]() |

French windows from the kitchen lead outside to one of the many terraces that surround the property. The views from here will compliment that first cappuccino of the day as well as a glass of wine at any time of the day!

Stairs from the hallway lead up to the first floor and the bedrooms. The master bedroom with queen sized double bed has lovely views over the garden and countryside. There is direct access into a bathroom with an extremely large modern shower, bidet, basin and loo. |

The cosy second bedroom on this floor has a choice, which can be requested when making a reservation, of two single beds or a double bed. The walls are painted in gentle sky blue and the windows, like the master bedroom, provide spectacular views over the surrounding countryside.

The third bedroom with two single beds (or double if requested at the time of reservation) on a mezzanine floor is situated at the other end of the house. It has its own ensuite luxurious bathroom complete with full jacuzzi bath, which creates a real dilemma for guests when it comes to allocating bedrooms among the guests! This small suite has its own access to the garden with private terrace. |
| The owners are passionate gardeners and have created a series of dramatic terraces and a beautiful garden that blends in with the wild asparagus, pomegranate and olive trees that surround the property. A traditional wood burning external oven for making bread or pizza makes outdoor dining a delight. | ![]() |

Palombaro is a charming house, furnished with antique and rustic furniture from the local area and decorated with hand painted wall tiles and distinctive fittings. The open fireplace and a comprehensive central heating system make it a really cosy and comfortable place at any time of the year. |
The walking trails that lead directly from the garden into woodland and wild flower laden meadows make it ideal for hikers and walkers. For those seeking the delights of art galleries and historical towns then Palombaro's location close to the Tuscany border and Lago Trasimeno makes it ideal for visiting the celebrated Italian towns of Assisi, Perugia, Siena, Cortona and Gubbio. Firenze and Roma are also easily accessible for a day’s trip.

Approach Road: A 1.5 km road that is half asphalt and half
white track leads from the asphalt surface public road. It is a bit
steep and bumpy in parts and not really suitable for low slung sports
cars.
Parking: There is plenty of space for cars to park on the
premises in a special area.
Animals / Pets on or near Premises: There is an alpaca farm
500 meters away.
Linen & Towels: Linen and towels are provided and these
will be changed for clean ones at the end of each week.
House Book: A very comprehensive house book is provided.
(If required a copy of this can be sent to you in advance)
Assistance: The key holder lives close-by and is on call
to help for those unusual events and circumstances that cannot be
resolved by reading the house book.
Extra Cleaning Available: On request when reservation is

be aware of some steep terrace walls. No Pets.

taxes, the consumption of electricity, gas and water (for normal general
usage), local telephone calls, the use and laundry of bed linen &
towels and final cleaning.
Not Included in the Rental Price: Long distance phone calls,
central heating, or any other requested services. Prices available
on application.
Breakage/Cleaning/Security Charge: No. All breakages should
be reported the key holder.
