Montaccio

Montaccio is a haven for those looking for total tranquillity and privacy. Set in the lush Umbrian countryside with far reaching views this comfortable rustic property, comprising of a Main House and a cosy Cottage, accommodates a total of twelve people. The Main House, which sleeps eight people, is available by itself at a reduced price. If the Cottage is not rented it will be closed and the whole property will be for the exclusive use of just one group.

The main entrance to the house leads via a short flight of steps and a covered loggia directly into the kitchen.

The simple country kitchen is well equipped with 4 ring gas stove, electric oven, dishwasher, washing machine, double sink and fridge/freezer. The table provides ample space for those kitchen meals. Another door leads out to the garden at the rear of the house.

The dining room, located through an archway from the kitchen, provides an alternative place for meals.

Leading on from the dining room down a small flight of steps is the light and spacious sitting room with a large open fire place and plenty of easy chairs and sofas.

Double French widows lead out from this sitting room onto a delightful raised terrace that allows you to watch the setting of the sun with a sun-downer in hand!

One of the double bedrooms is located on this floor of the main house. Double French windows lead out to the garden at the back of the house. A simple bathroom with shower, loo and basin is situated across the corridor from this bedroom.

An internal staircase leads up to the next floor and a landing. The master bedroom with double bed and ensuite bathroom is located at one end of the landing.

The ensuite bathroom in the master bedroom boasts an inviting bath with shower, a basin, loo and bidet.

There are two other bedrooms on this floor, one with double bed the other with two singles. They share a small simple bathroom with shower, loo, bidet and basin.

There are several outdoor terraces from which to choose for dining or lazing. This one at the front of the house is shaded by an enormous fig tree.

This one is in the garden at the other side of the house.

A few metres away from the main house there is sweet little cottage that can accommodate an additional four people. It provides an ideal overflow for any members of a family group that are seeking a degree of privacy and is for the exclusive use of anybody renting the main house. It will only be made available if the numbers of your group exceed eight people, but it will not be let to anybody else while you are there.

The photos belie the internal size of this cottage as there is an extremely spacious sitting room into which the large double French windows lead.

This upper room on the top floor has been cleverly designed to incorporate a mezzanine floor for the dining area and simple kitchen.

A small flight of steps leads down to the middle floor and a bedroom with double water bed and ensuite bathroom with bath, loo, bidet and basin. There is also a small separate bathroom on this floor.

The internal steps lead on down to the bottom floor and a second bedroom with two single beds. External doors on this floor allow you access to an outside covered terrace with a different aspect and of course allow you to walk back up to the top of the cottage via the garden!

The 6 x 12 metre swimming pool is positioned on a sheltered terrace a few steps below the main house. A covered eating area provides shade for those al fresco meals and there is a plentiful supply of loungers, chairs and umbrellas.

One of the delights of Montaccio is its peaceful and quiet location in the middle of the glorious countryside which allows families complete privacy. The gravel approach road is about 1 km from the tarmac road and it leads to the property and nowhere else.

Approach Road: A 1.5 km metre white track leads from an asphalt surface public road. This is a typical strada bianca and is in good condition, but it is bumpy in places with some tight turns and is not suitable for low slung sport cars or large people carriers.
Parking: There is plenty of space for cars to park on the premises.
Animals / Pets on or near Premises: None.
Linen & Towels: Linen and towels are provided and these will be changed for clean ones at the end of each week.
House Book: A house book is provided.
Assistance: The key holder is on call to help for those unusual events and circumstances that cannot be resolved by reading the house book.

Rental Facts
Currency for Payment: GBP sterling.

Rental Basis: Self-catering. The whole property will be for the exclusive use of one group. If the Cottage is not rented it will be closed.
Rental Periods: Available during the months of May to September for a minimum of one week with changeover on Saturday.

Included in the Rental Price: The rental price includes all taxes, the consumption of electricity, gas and water (for normal general usage), the use and laundry of bed linen & towels and final cleaning.
