Casa San Martino

Casa San Martino is a beautifully restored 18th century Umbrian farmhouse with swimming pool that comfortably sleeps eight people. The delightful American lady owner, who lives in a neighbouring cottage, has made this lovely house a really cosy place to stay for extended families or for couples. The house is furnished with tasteful country antiques and the restoration has retained the architectural integrity with the original terra cotta tiled floors and wooden beamed ceilings. There are lovely views from the house and the garden which overlook the Niccone valley and the hills of Tuscany.

The front door leads into the house from a small outdoor terrace with table and chairs which is a lovely spot for morning breakfasts.

The heart of the ground floor of the house, into which the front door leads, is the spacious kitchen and dining room. The kitchen has an extensive range of modern facilities including a four ring gas hob, electric oven, microwave oven, dishwasher, fridge/freezer, double sink and a larder full of the basic staples which guests can use and then replace.

The large dining table allows all guests to gather together for meals and gossip! A door from this room leads into a small family room/study with open fire place, easy chairs and sofas with a large screen satellite TV, video (with extensive video library) and DVD player. There is a bathroom with loo and basin which leads off from this room.

Another door from the central kitchen leads down a small flight of stairs into a large day room and vine covered outdoor terrace. These two rooms provide a lovely place for guests in the evening. A stone built-in barbecue grill in one corner, easy chairs and tables and a terrace with stunning views across the Niccone valley allow guests to dine here or just linger with a glass of something and watch the dramatic evening sunsets.

Stairs lead up to the first floor and directly into a large drawing room with a huge old fireplace as its focal point. Roaring logs fires with comfortable easy chairs, sofas and another TV make this a lovely room for relaxing at any time, but particularly in the chillier autumn/fall and winter evenings.

A door from this room leads outside to a small terrace and stone steps that lead down to the garden and a cantina room which has a large Whirlpool washing machine and dryer for use by guests.

Doors and corridors lead from the drawing room to the four double bedrooms and three bathrooms, all of which are furnished to a very high standard of comfort. Two of the bedrooms, one of which has a king bed/large double and the other which has two single beds (which can be converted into a king bed), have their own separate doors which lead into a jointly shared ensuite bathroom with shower, bidet, basin and loo. This combination makes these two bedrooms equally suitable for a family with children or for two couples.

The other two bedrooms are at the other end of the house on this upper floor. One of these bedrooms has two single beds (which can be converted into a king/large double) with ensuite bathroom with shower, bidet, basin and loo.

The other bedroom has a queen bed /small double bed. There is a separate bathroom next to these two bedrooms which has a bath (tub) bidet, basin and loo.
