Casa San Martino

Exterior

Casa San Martino is a beautifully restored 18th century Umbrian farmhouse with swimming pool that comfortably sleeps eight people.  It is located in the much sought after Niccone valley and has stunning views from the terrace and pool over the valley and across to the hills of Tuscany.  The house is extremely well furnished with tasteful country antiques and the restoration has retained many of the original terra cotta tiled floors and wooden beamed ceilings.  This is a really lovely property for families in a fabulous part of Italy.

The front door into the house leads from this small vine covered outdoor terrace with table and chairs which is a lovely spot for that first cappuccino of the day and morning breakfast.

Kitchen

The front door opens into this spacious kitchen and dining room.  The kitchen has an extensive range of modern facilities including a four ring gas hob, electric oven, microwave oven, dishwasher, fridge/freezer, double sink and a larder full of the basic staples for guests to use.  The large dining table allows all guests to gather for meals and gossip!

Sitting room

A door from this room leads into a small sitting room with easy chairs and sofas and a large screen satellite TV, video and DVD player.  A small cloakroom is located just off this room.

Another door from the central positioned kitchen/dining room leads down a small flight of stairs into a large day room and then onto an extremely spacious covered terrace.  These two shaded rooms provide lovely places for guests during the heat of the day and also in the evening.  A stone built-in barbecue grill in one corner, easy chairs and tables with stunning views across the Niccone valley allow guests to dine here or just linger with a glass of something and watch the dramatic evening sunsets

There are lots of lovely touches throughout Casa San Martino which remind guests of the origins of this ancient building.

Stairs lead up to the first floor and directly into a large sitting room with a huge old fireplace as its focal point.  Roaring logs fires with comfortable easy chairs, sofas make this a lovely room for relaxing at any time, but particularly in the chillier autumn and winter evenings.

A door on the other side of this room leads outside to a small terrace and stone steps that lead down to the garden and a cantina room which has a large Whirlpool washing machine and dryer for use by guests.

Bedroom

Doors lead from both sides of the upper sitting room to the four double bedrooms and three bathrooms on this floor of the property.  Two of the bedrooms at one end of the house have adjoining doors into a jointly shared ensuite bathroom.  This combination makes these two bedrooms particularly suitable for a family with children.  This is one of the bedrooms with a king sized bed/large double.

A garden pathway from the house leads down past lavender and rosemary bushes towards the swimming pool.

The 10 metre long pool has easily accessible Roman style steps which makes it particularly suitable for children.  There is a shaded pergola at one end of the pool garden and plenty of sun loungers.

This view from the terrace at Casa San Martino overlooks the Niccone valley and the quintessential Italian village of Mercatale and the castle of Pierle that dominates the end of this historic valley.

The Niccone valley forms the border between modern Tuscany and Umbria, but in previous centuries it was also the boundary between The Papal States & The Grand Duchy of Tuscany as well.  This Valley of Castles, with innumerable inhabited and ruined ancient castles on both sides of the valley, is testimony to the ancient rivalries that existed here and the historical significance of this fascinating part of the country.

Today there are a series of small bucolic villages in the valley with their churches, piazzas, shops, open air markets, musical festivals & concerts and a number of great restaurants.  The landscapes and views of the valley are quintessentially Italian with rows of cypress trees marching along ridges and the approaches to numerous farmhouses, many of which have now been restored and renovated into gracious country houses and villas.  Wild oak and chestnut woods and vineyards cover the valley sides and a mass of wild flowers compete with fields of sunflowers, poppies, corn and tobacco on the broad fertile valley floor. The warmth and generosity of the local people have endeared themselves to countless recent holiday makers.

The location betwixt Tuscany and Umbria means that it is close to the cultural gems of both these fabulous regions of central Italy.  Assisi, Citta di Castello, Gubbio, Lago Trasimeno, Montefalco, Montone, Orvieto, Perugia, Spello, Spoleto and Todi in Umbria and Arezzo, Cortona, Lucignano, Montalcino, Montepulciano, Pienza and Siena in Tuscany to name just a few of the lovely sights, are all close by.  Both Florence and Rome are easily accessible as well.
