As with many old traditional Italian rural properties the main entrance lies at the top of some external stone steps that lead up to the first floor and the main reception rooms that can accommodate all 12 guests. The small covered loggia here provides the perfect place for that first espresso of the morning and the last glass of something before retiring for the night.

The front door leads into a very spacious kitchen and dining area. The dining table can be extended to provide seating for everybody.

The well equipped kitchen has a double sink, electric oven, 6 burner gas hob, dishwasher and fridge/freezer. French windows open to the rear of the house and then via a small bridge into the garden.

An internal door from the kitchen leads into the sitting room. A huge open fireplace serves as a focal point to this lovely room. There is enough space with easy chairs and sofas for all 12 guests that are staying at Ginezzo to gather here to relax, read or watch satellite TV.

On the other side of the kitchen there is a small hallway which leads onto two bathrooms and two double bedrooms. One of the bathrooms has a shower while the other has a bathtub and a separate shower.

The double bedroom at the rear of the house has two single beds. As in all the rooms in the house the floor tiles and furnishings reflect the style and comfort which pervades throughout this lovely property.

The other double bedroom with double bed is at the front of the house. A door from here leads on and into the old tobacco drying tower. The first room in the tower provides a dressing room for this bedroom. A spiral staircase climbs up to the top room where there is a bedroom with two single beds.

This is a charming and a rather special room with great views through large windows on three sides over the surrounding countryside. However this is the only access to this tower bedroom, so it is probably more suitable to younger members of the same family in the bedroom below, rather than any members of another family!

The two main reception rooms on the first floor can comfortably accommodate all 12 guests staying at Ginezzo and allow everybody to eat and gather together. The other parts of the property permit a degree of privacy for those members of a group that might want it and many of our guests, particularly those with two families in the group or those with elder members of a family, have relished this layout.
Access to the part of the lower house with two double bedrooms and two bathrooms is through the French windows to the left of the stone steps that lead up to the first floor.

The entrance to this part of the lower floor opens directly into the sitting and dining area. An archway leads into the small kitchen which has a built-in fridge, a 4 ring gas burner hob and electric oven.

This bedroom with double bed is at the front of the house. There are two bathrooms in this part of the house. One with shower is located immediately outside the front entrance under the stone steps that lead up to the first floor. The second bathroom with shower is at the rear of the house.
One of the special and endearing aspects about all the down stair rooms is that they have access through French windows to the outside and onto a choice of secluded and private terraces.

The bedroom at the rear of the house has this imposing archway over the double bed.

The view from the bed is through the French windows and onto a lovely terracotta tiled covered terrace. This is the perfect place for that early morning cappuccino and also for catching the late afternoon sun.

Access to the other self contained part of the lower house is to the right of the main entrance stone steps. This part of the house sleeps two people and provides the additional space to accommodate a total of 12 people at Ginezzo.

French widows lead in to a spacious sitting area. Internal doors open into this dining area and the well equipped kitchen which has a double sink, 4 ring gas hob and electric oven.

There is a bathroom with shower and at the far end of this part of the house there is a bedroom with double bed.

French windows open from the sitting room and also from the bedroom onto a wisteria covered terrace which provides yet more options for al fresco dining and relaxation. This is a perfect secluded and private area for two members of the group.

Much of the time you are at Ginezzo may well be spent savouring the delights of the local cuisine at many of the local restaurants in the immediate vicinity. However, this table on the vine covered terrace at the front of the house also provides the most perfect location for long lazy al fresco lunches for the whole group staying at Ginezzo.

The stunning 12m x 6m swimming pool is located on a lower terrace some 40 metres away from the house. The pool has wide Roman steps at one end which provide easy access for children and there is a plentiful supply of sun loungers, chairs and umbrellas for everybody.
The delightful mature garden is magical. Surrounded by deciduous woodland, it has olive, fig and other trees and bushes within its seven acres and provides a haven for families to explore, relax and enjoy. Most of the garden consists of wide open grass covered terraces and although there are some slightly steeper bits as well, it is a haven for children’s hide & seek and treasure hunts! For those of any age with less adventurous aspirations there is a boules court and table tennis table.


There are stunning views from everywhere at Ginezzo over the surrounding countryside of the Niccone valley. This valley forms the border between Tuscany & Umbria and so you are spoilt for choice when it comes to sights to visit and explore in both magical regions Assisi, Perugia, Gubbio, Cortona, Montepulciano are all within easy driving distance and Firenze and Roma are also easily accessible.
The local village of Mercatale is a classic example of a rural Italian village and will delight you. Here you will find everything you need to sustain yourselves during your stay with food shops, cafés and a trattoria that serves mouth watering home made pasta!

The dominant local feature just below Ginezzo is Pierle castle whose ancient history you will enjoy discovering!
