Casa Alba
Casa Alba is a delightful Umbrian farmhouse with stunning views over the Tiber Valley. This charming property provides accommodation for two separate families of four people either in Capanna, a really pretty little cottage, or in Cantina an independent part of the main house with two double ensuite bedrooms. Alternatively, both rented together are ideal for two families or larger group of eight people. The careful restoration, tasteful furnishing and the setting makes Casa Alba a lovely place for a self catering holiday. B&B facilities are available during the winter months.
Both Capanna and Cantina are independent from one another and both have their own private terraces, but both do also share this stunning early morning view of the Tiber valley.

Capanna is a really pretty little cottage that sleeps four people. It has been carefully furnished and the oak beams and terracotta floors throughout the cottage reflect the age and timeless Umbrian style of decoration. |

Glass fronted double doors lead directly from the terrace into the large living room with easy chairs and dining table. The open fire place provides the focal point for those cosy winter evenings.

Leading from this central room there are two large bedrooms. One of the bedrooms has two single beds, though these can be configured into a double bed if required.. |
And the other bedroom has a comfortable double bed.

The walled terrace bedecked with pot plants and pink wisteria in front of the cottage provides stunning views over the surrounding countryside and is the perfect spot for lazing, meals and afternoon snoozes.

Cantina, which sleeps four people in two double ensuite bedrooms, consists of the whole of the lower floor of the main house and is located a few metres away from Capanna. |
A short flight of tiled steps lead down to the covered outer terrace in front of Cantina. Garden chairs and tables here allow guests to enjoy al fresco eating and lazing.
The entrance to this delightful and spacious property leads directly into the kitchen and dining room. The dining table has plenty of space for eight people if you are renting Capanna as well. The kitchen is well equipped with double sink, 4 ring gas hob, oven and fridge/freezer.
A door from the dining area leads into one of the double ensuite bedrooms. The bathroom has a shower, basin, bidet and loo.

This bedroom has two single beds but they can be configured into a double bed if required. The ensuite bathroom located directly off the bedroom has a shower, basin, bidet and loo.
There is a three acre enclosed garden surrounding Casa Alba and the lovely tiled swimming pool is located on a terrace behind the main house.
The British couple that own Casa Alba live in the main house. They are able to provide comprehensive assistance to you as guests whilst staying here. This ranges from meeting you at the airport, transport in the local area, guidance on shopping and restaurants to arranging hotel accommodation if you want arrive and depart at Casa Alba on a different day than the normal Saturday changeover. We will pass all your requests for this assistance to the owner.
The location of Casa Alba close to Lago Trasimeno and the Tuscany border makes it ideal for visiting the celebrated Italian towns of Perugia, Assisi, Siena, Cortona and Gubbio and many other less well known gems as well. Firenze and Roma are also easily accessible for a day’s trip. If you enjoy country walking then Casa Alba’s location in the midst of the glorious Umbrian countryside makes it a haven for such activity. These views surrounding the property provide a glimpse of the delights that await you.

Facilities & Supplementary Information
Swimming Pool: Shared with owners (usually only two). Breadth 4 metres. Length 8 metres. Shallow End 1 metre. Deep End 3 metres. Tiled steps at shallow end and metal steps at deep end. Open at beginning of May; closed at end of September.
Approach Drive: There is an asphalt surface public road directly to the entrance. There are electronically controlled gates and a 50 metre private gravel driveway.
Parking: There is plenty of space for cars to park on the premises.
Animals / Pets on or near Premises: The owners ~ a retired British vet ~ have dogs, cats, chickens, guinea fowl and doves.
Linen & Towels: Linen and towels are provided and these will be changed for clean ones at the end of each week.
Towels for Swimming Pool Use: Yes.
Assistance: The owners live in the main house and are on call to help at any time. They can provide an assortment of assistance to you. Baby sitting facilities with SRN on application. Internet access available on request.
House Book: A comprehensive house book is provided.
Welcome Pack: The owners can provide a welcome pack of food and also meals if requested. Prices on application.
Mountain Bikes. There are four mountain bikes available to use.
Collection from Airports. The owners maybe able to collect you by car from your arrival airport. Please ask for prices and details if required.

Rental Facts
Currency for Payment: GBP sterling.
Weekly Rental Price: Detailed prices are available on request from Italian Encounters.
Price Grading: Capanna & Cantina independently ~ Economic. Please see Properties Home Page for the definition of this grading.
Rental Basis: Self-catering. B&B facilities are available during the winter months.
Rental Periods: Capanna and Cantina are available all the year round. Both or independently for a minimum of 7 nights with changeover on Saturday.
Rental Restrictions: None.
Included in the Rental Price: The rental price includes all taxes, the consumption of electricity, gas and water (for normal general usage), the use and laundry of bed linen & towels and final cleaning.
Not Included in the Rental Price: Central heating, firewood, meals or any other requested services.
Breakage/Cleaning/Security Charges: A cheque for GBP £150, or the equivalent cash in Euros, is payable on arrival. This will be returned to you on departure less any necessary deductions
